Recently, I was honored when Channel 3’s 3 On Your Side Program reached out to me to assist with a segment on Valley rentals for the upcoming Super Bowl, hosted by the City of Glendale in 2015. The last time the Valley hosted a Super Bowl was in 2008; we love to welcome visitors to the Valley of the Sun!
Most visitors head to the hotels in the surrounding areas of the University of Phoenix Stadium, but some look for a home or condo rental to make their stay more comfortable. There are many advantages to renting a home or condo, and there are also many things to take into consideration.

Searching for Rentals
Beware of rentals advertised on sites such as Craigslist. “I may list a property for sale on MLS and somehow it ends up on Craigslist as a rental and people are sending deposit monies for these properties and they’re absolutely not legitimate.”
The Better Business Bureau recommends using a local agency that specializes in rental transactions. Check out the company before paying a fee and be sure to get everything in writing. I personally always recommend a REALTOR or a Property Management firm for everyone’s protection and safety.
For Owners Wanting to Rent
Once again, it is always recommended to go through a REALTOR to rent your property. If you chose to proceed on your own, be sure to cover all basis. You should always acquire a deposit and remember the deposit can only be 1.5 times the amount of the rent.
Second, get a rental agreement, which you can pick up at any office supply store.
Third, run a criminal background check on the person named on the lease agreement or the person mentioned as the “personal guarantor.”

Working with REALTORs & Property Managers is safest way to find or market a rental, as we do much of the legwork, including:
– Credit checks;
– Obtaining deposits;
– Prepare contracts;
– Ensure you’re paid in full before tenants arrive;
– Google the property to see if it even exists;
– Check to see if they charge Sales Tax (another way to validate if they are registered within the city);
– Include a daily maid service (or yourself) to ensure property is checked daily;
– Charge Tenants for additional insurance – damage protection.
